1. Booking and payment

• The reservation is final upon receipt of a deposit of 30% of the total rent. The remainder must be paid no later than 6 weeks before arrival.

• Payments can be made by transferring the amount due to Barbet and Renée's ASN account: NL27ASNB 8832 0889 08.

2. Arrival and departure

• Arrival is from 16:00 on the day of booking. Departure is no later than 10:00 to allow us enough time for cleaning.

• Earlier arrival is possible by arrangement, subject to availability.

3. Use of the villa

• The villa can accommodate up to 10 people.

• Smoking is not allowed inside the villa.

• The guest is responsible for the careful use of the villa and its inventory. Any damage should be reported immediately.

• The guest should leave the villa broom clean.
• Unfortunately, the villa is not wheelchair accessible.
• The villa cannot be rented for and by persons under 25 years of age.

4. Liability

• The lessor is not liable for personal injury, damage to property of guests or third parties, nor for unforeseen circumstances beyond the control of the lessor, such as natural disasters, breakdowns or force majeure.

• The guest must take out appropriate travel and cancellation insurance.

5. Cancellation

5.1 Cancellation by the guest

• Cancellation should always be made in writing via e-mail.
• If cancelled up to 84 days before arrival date, 100% of the rent will be refunded.
• If cancelled within 84 and 42 days before arrival, 50% of the full rent will be charged.
• In case of cancellation within 42 days, the full rental fee is due.

5.2 Change by the tenant

• Changes to the reservation can only be made by mutual agreement and if possible.

5.3 Cancellation by the tenant

• In case of force majeure or unforeseen circumstances, the landlord may cancel the reservation. The rent paid will then be refunded in full, without further compensation.

6. Privacy and security

• The villa is located in a private and quiet outdoor area. Guests are asked to be respectful of the surroundings and neighbours.

• Use of the pool is at your own risk. Guests supervise children who cannot swim.

7. Termination of stay

• If the above conditions are violated, the landlord reserves the right to terminate the stay without refund.

8. Other provisions

• These conditions may be amended by the landlord and shall be deemed accepted when making a reservation.

• This agreement is governed by Dutch law.
